“Listed now” is the true count of active listings in that market. “Median asking price” is the middle asking price of a sample of the most recently updated active listings (up to 50 per market) — half are asking more, half less. Rental figures are monthly. Everything refreshes through the day as listings change.
How to read the market as a buyer or seller
Inventory (how many homes are listed) and the median asking price together tell you how much choice you have and where your budget lands. A market with a lot of listings usually gives buyers more room to negotiate and take their time; a thin one moves faster. A median asking price isn’t an appraisal — for what a specific home is worth, run a comparative market analysis, and for what a purchase would actually cost month to month, use the mortgage calculator.
